THE SELLER PREPARATION CHECKLIST
Before you spend, make a plan. 36 practical steps to help prepare your home, your paperwork, and your next move.
Use this guide with a plan tailored to your home, timing, and budget. You do not need to complete every project to sell successfully. Start by discussing your priorities with John.
01 / YOUR SELLING PLAN
Start with a plan Before you buy paint, replace flooring, or hire a contractor.
Set your goals and budget Meet with John to discuss your timing, target move, and priorities before choosing projects. Review comparable sales, competing listings, and an estimated seller net sheet. Set a preparation budget and separate essential repairs from optional cosmetic work. Gather the property details Collect surveys, permits, warranties, service records, and receipts for major improvements. Gather applicable HOA or condo documents, fees, and contact information; discuss the required paperwork with John. List the ages of major systems and identify leased equipment, solar agreements, or items you plan to exclude. Address concerns early Make a list of leaks, moisture, electrical concerns, loose railings, and other known issues for qualified professionals to evaluate. Discuss whether a pre-listing inspection or property-specific testing would help your selling plan. Document completed work, keep receipts, and answer property-condition questions accurately. Make the entrance count Mow, edge, trim overgrowth, remove debris, and keep walkways clear. Clean the front door, entry lights, house numbers, porch, and exterior glass. Discuss repairs or washing with the appropriate professional before tackling damaged or delicate surfaces. 02 / YOUR SELLING PLAN
Prepare for the camera Help buyers see the space, light, and condition of your home.
Declutter and simplify Pack excess decor, personal photos, collections, and items that crowd the rooms. Reduce closet and cabinet contents so storage is easy to see; organize rather than hide clutter. Remove or reposition furniture that blocks walkways, windows, or the natural use of a room. Clean the details Deep-clean floors, baseboards, windows, ceiling fans, fixtures, and high-touch surfaces. Clean kitchens and bathrooms thoroughly, including appliance fronts, grout, mirrors, and glass. Address odor sources, including pet areas and trash; avoid using heavy fragrance to cover problems. Make simple finishing touches Touch up scuffs, secure loose hardware, and discuss paint or flooring decisions before making major purchases. Replace burned-out bulbs and use consistent light color within each room. Arrange bedding and towels neatly; clear counters while keeping the home practical to live in. Get ready for photo day Clear driveways, patios, porches, and countertops of temporary clutter, bins, cords, and pet supplies. Open appropriate blinds, turn on lights, close toilet lids, and straighten furniture before the photographer arrives. Confirm access, pet arrangements, and any drone, floor-plan, or Zillow Showcase preparations with John. 03 / YOUR SELLING PLAN
