SOUTHERN MARYLAND SELLER FAQs
Thinking about selling?
Start with clear answers.
You do not need to know every step before you begin. Here are the questions I often work through with sellers as we build a plan for their home.
What could my home sell for?
I start with a property-specific review of comparable sales, your home’s condition and improvements, and the homes buyers are comparing it with today. We’ll discuss a pricing range and a listing strategy that fit your goals. This is a real estate pricing consultation, not a formal appraisal or an instant automated estimate.
Should I make repairs or renovate before listing?
Let’s talk before you spend. I’ll help you separate necessary maintenance from presentation improvements and larger projects that deserve a closer look at cost. The goal is a practical preparation plan for your home and budget—not a renovation checklist for every seller.
Can I discuss selling my home as it is?
Absolutely. Tell me about the property and the work you want to avoid. We can compare an as-is marketing approach with a targeted preparation plan and discuss the questions to review with the appropriate professionals before choosing a path.
How do we choose the right listing price?
We’ll review relevant recent sales, competing listings, property differences, and your timeline together. My appraisal background helps me explain the evidence behind my recommendation. We’ll also discuss how we will evaluate buyer feedback once your home is on the market.
How much preparation time should I allow?
That depends on the home and your schedule. A photo-ready property may need a different plan from one that needs repairs, sorting, or moving arrangements. Contact me early so we can build a realistic sequence before setting a launch date.
How will you market my home?
We’ll create a plan around your property, with professional photography, preparation guidance, and targeted outreach. We can discuss drone photography, Zillow Showcase, and open houses where they fit. I’ll explain the agreed marketing activities before we launch.
How long will it take to sell?
There are three timelines to plan for: preparation, time on the market, and the period from an accepted offer to closing. Each depends on your property and the terms of the sale. Timber Oak Lane went under contract in two days and sold above list price; that is one home’s result, not a promise for another sale.
How will I know what is happening with my listing?
We’ll agree on how to stay in touch. I’ll keep you informed about showing feedback, buyer interest, offers, and the next decisions. You should understand where things stand and what needs your attention.
Should I accept the highest offer?
Price is only part of the comparison. I’ll help you review financing, contingencies, requested concessions, timing, and estimated proceeds side by side. You make the decision with a clear view of the tradeoffs.
What happens after I accept an offer?
I’ll help you keep track of the milestones in your agreement, coordinate communication, and work through questions or requests as they arise. We’ll stay organized through inspections, any agreed repairs, the final walkthrough, and closing.
Can you help me sell and buy at the same time?
Yes. We’ll discuss your preferred move, your backup plan, and the timing of both transactions. I’ll coordinate with you and your lender so financing questions and moving arrangements are part of the plan from the start.
Do I need to move out before listing?
Not necessarily. If you plan to live in the home while it is listed, we’ll discuss showing availability, everyday tidying, pets, and a manageable photo-day plan. Your schedule belongs in the preparation conversation.
When should I contact you if I am only thinking about selling?
Before you start major projects or commit to a moving date is a useful time. Even if your sale is months away, we can discuss priorities and what information you need next. You do not need to have everything figured out before we talk.
Have a question about your own home?
Tell me what you are considering. We’ll talk about your property, your priorities, and a useful next step.
